What is normally called a “Pest Inspection” is technically a WDI-WDO inspection. This stands for “Wood Destroying Insect” and “Wood Destroying Organism”. Typically coined a “Pest” or “Termite inspection”.  The scary thing with wood destroying insects is, they can completely destroy a wood structure and remain undetected. You may not see one ounce of evidence of their presence until you open a wall or some other structural component. We have seen structures that were basically reduced to cardboard but you didn’t know until the wall was opened up. 

The Termite inspector is looking for evidence of insects like “Subterranean” or “Drywood” Termites, “Wood Boring” or “Powder Post” Beetles, and the different types of “Wood Rot” which is considered a Wood Destroying Organism. Some of these may be: Dryrot, White Rot, Brown Rot. All rot is caused by moisture and addressing the source of the moisture is key to proper repair.

“Pest Control” is a monthly service where the technician sprays some type of insect deterrent/killer and does some cleaning of cobwebs. They spray for Ants, Spiders and other insects that are not considered wood destroying, but may be a nuisance or in the case of spiders, dangerous. Pest control operators do not address wood destroying insects or organisms. 

Home Inspectors are not allowed to address these either, and are not allowed to indicate in the home inspection report, the presence of such insects or organisms. That’s why you need both a Home and Termite inspection prior to close of escrow.
