We give you and your client a verbal review of just the major issues that we think will be an issue if the buyer gets the home inspected. We will provide a free written estimate for repair and make needed repairs if you so choose.
This gives you and your seller a heads-up to what a home inspector may call out during the buyers inspection and gives your seller time to get an estimate and make the repairs if they want.
At least they will know about how much it should cost them in case you just want to give a credit back or lower the price to make up for it.
