There have been many homes bought, remodeled and put up for sale by so-called “Flippers”. A “Flipped Home” is normally a home that was in very poor condition, that nobody wanted to buy, and was purchased for much less than normal for a typical home of the same size and age.

Flippers are not required to be licensed and many have little or no construction knowledge. They watched the shows or saw it online. They might have taken a “House Flipping” course and want to make some quick money.

The flippers normally can make the home look pretty but that’s just the surface cosmetic stuff. What’s underneath and above is where they don’t normally look or upgrade. This is where the big money items are located.

A home inspection is a visual observation of all the primary systems and components of the home. A home inspector will typically walk on the roof, crawl underneath the house and enter the attic space. Areas you won’t see when looking at the home.

A good home inspector will write a full detailed report complete with pictures of their findings. They should also have a summary to prioritize their findings. This way you know what are the most critical issues that need attention.

Every home, even new homes, have something that needs attention or repair. I have never seen a perfect house or building. There is always a list. The important thing to know is whether it's a health or safety hazard or not. You don’t want to move into an unsafe home.

You can normally negotiate with the seller to get the Health and Safety issues corrected prior to close of escrow or at least get a credit back in escrow to have it fixed after you close.

Knowing how much the repairs are going to cost is a complete other problem. You are normally on a tight timeline and don’t have much time to get licensed contractors to the house to give you estimates. Sometimes your Realtor has a list of contractors and can get you some numbers.
